El Poblado is where foreign demand concentrates, and that has consequences in both directions. It has the deepest resale market in the city — when you sell, there are actual buyers — the most bilingual professional services, and the highest density of restaurants and offices. It is also the loudest, the most expensive per metre, and the most heavily scrutinised on short-term rentals.
Note that "El Poblado" covers wildly different places. Provenza and Manila are dense, walkable and nocturnal. The lomas climbing east from Avenida El Poblado are quiet, green, steep and car-dependent. People use one name for both and then wonder why the advice they got didn't match what they found.
Noise, and the short-let question. Buildings across Poblado have been tightening their reglamentos to restrict stays under thirty days, which Ley 675 permits them to do. If your numbers depend on nightly letting, read the reglamento before the promesa.
