Administración: the number nobody researches

Buyers research the purchase price for months and discover the monthly fee in the second week of ownership. On amenity buildings it's the line item that decides whether the property is comfortable to hold.

Every apartment in Colombia that sits inside a propiedad horizontal — a building or complex with shared areas — pays a monthly administración. It's the equivalent of an HOA fee, and at the top of the Medellín market it is not a rounding error.

What it's actually paying for

The amenity packages that define upper-slope towers here are extensive by international standards: pools, gyms, saloons for events, children's areas, gardens, sometimes squash courts and cinemas. Add 24-hour porters on rotating shifts, lifts under maintenance contract, backup generators, water pumps for buildings at altitude, and landscaping on terrain that wants to slide.

All of it is paid for monthly by the owners, in proportion to their unit's coefficient of ownership, forever, whether or not anyone is in the country. The building that sold you on its amenities is the building charging you for them.

Why the number varies so much

Two apartments of the same size in the same zone can carry very different fees. The drivers:

Cuotas extraordinarias — the part that bites

The monthly fee is predictable. The cuota extraordinaria is not. When a building needs a new lift, a façade repair, a roof, or a structural intervention, the asamblea votes a special assessment and every owner pays their share. These can be substantial and they are not optional.

This is the single most useful piece of diligence available to a buyer and almost nobody does it: ask for the last three years of asamblea minutes and the building's current financial statements. They will tell you what's been voted, what's been deferred, and what the reserve fund looks like. A building that has been deferring major work for a decade is a building about to ask you for money.

Ask before the promesa, not after. A seller who hesitates to produce administración figures and recent asamblea minutes is telling you something. The documents exist and the administrator has them.

Gross rental yields quoted by listing sites are almost always calculated before any of this. A property advertised at a comfortable-sounding gross yield can look materially different once administración, predial, vacancy, management and utilities come out. That isn't a reason not to buy — it's a reason to insist on seeing the expense side before you believe a number.
